Well prepared for the right estate agent
We first complete your search profile and, with your consent, introduce you to an estate agent who fits your preferred area and needs. The agent handles listings, viewings and the transaction. We keep the surrounding preparation and administration on track.
What we do instead
We put you in touch with agents in your area that we work with, and tell them in advance what you are looking for, what your budget is and when you want to be there. That saves you the first three conversations where you explain the same thing each time. We also arrange everything around the purchase: your NIE, your bank account, your digital certificate and your registration with the town hall.
Why that speeds up your process
Without a NIE you cannot put a property in your name, take out a mortgage or go to the notary. Without a Spanish bank account you cannot pay. Anyone who leaves those two until the purchase is agreed loses weeks and sometimes the property. We start them while you are still looking, so you can sign when the moment comes.
Buying or renting
Renting gives you time to get to know an area before you are tied to a property, and for many people that is the sensible first step. Buying is more attractive once you are sure where you want to be. When buying, reckon on a further twelve to fourteen per cent on top of the price in taxes, notary and registration. That figure surprises almost everyone.
Letting
We do not provide rental management. For letting questions, we can help map out the administrative starting point and, where appropriate, introduce you to a qualified specialist. That specialist confirms which rules and services apply to your property and municipality.
