Without a NIE number you get nowhere in Spain. No buying a house, no bank account, no contract in your name. It is the key to everything, and applying for it is the first hurdle for most people. We arrange it for you. You do not need to come to Spain for it.

NIE stands for Numero de Identidad de Extranjero, the identification number for foreigners in Spain. It is issued by the Spanish National Police and you keep it for life.
Important to know: a NIE is not a residence permit and not an identity document. It is literally one sheet of paper with your number on it. It does not give you the right to live or work in Spain, that requires other documents. What it does do is make you visible in the Spanish system so you can arrange things.
The legal basis is Ley Organica 4/2000 and the implementing decree Real Decreto 1155/2024, in force since late 2024.
When do you need it
You need a NIE as soon as you have economic, professional or social interests in Spain. In practice that means:
- Buying, selling or inheriting a property
- Opening a bank account
- Taking out a mortgage
- Going to the notary for any deed
- Paying tax in Spain
- Starting a business or working as self-employed
- Registering a car in your name
- Connecting utilities
The three ways to apply
There are exactly three legal routes. Which one is best for you depends on where you are and how urgent it is.
In person in Spain. You book an appointment (cita previa) at a police station or immigration office and go yourself. Sounds simple, but the appointment system is notorious. In busy regions appointments are fully booked weeks or months ahead, and slots disappear within minutes.
Through a Spanish consulate in your own country. You do not have to travel, but it is slow. Waiting times of several months are normal. Not an option if you are buying a property with a deadline.
Through an authorised representative with a power of attorney. You give a Spanish lawyer or representative a notarial power of attorney (poder notarial). They handle the whole procedure in Spain while you stay home. This is the route we use, and for most people the fastest and easiest.
How it works with a power of attorney
Step 1: We discuss your situation. We look at why you need the NIE, because that determines the supporting evidence the police want to see. A NIE for a property purchase needs different documents than a NIE for starting a business.
Step 2: You sign the power of attorney. You do this at a Spanish consulate in your own country, or at a notary near you. In the latter case the document needs an apostille, an international legalisation. Allow two to four weeks for this step.
Step 3: We put the file together. Form EX-15 filled in correctly, a copy of your passport, proof of your interest in Spain, and payment of the fee. We check everything before it is submitted.
Step 4: The application is submitted. Your representative submits the file to the competent authority.
Step 5: You receive your NIE. We send you the document digitally and, if you wish, by post as well.
Which documents are needed
- A valid passport (a copy of all written pages)
- Form EX-15, the official application form
- Proof of your interest in Spain. This is where most applications fail. A signed reservation contract for a property, an employment contract, or another document that clearly shows why you need the number. A vague statement is not enough.
- Proof of payment of the fee (Tasa modelo 790, codigo 012). This is a small amount, around ten to twelve euros in 2026.
- The notarial power of attorney with the correct legalisation, if you do it remotely.
How long does it take
The official decision period is a maximum of five days from the moment the application is registered. That sounds short, and it is.
But note: if no decision comes within that period, it legally counts as a rejection. This is called silencio negativo. You then have one month to appeal.
In practice the file matters more than the waiting time. A complete, correctly submitted file is handled smoothly. A file with a missing translation or a weakly supported interest is sent back, and then everything starts over.
Reckon on two to six weeks in total, most of which goes to the power of attorney.
Where it goes wrong
From experience, these are the most common reasons for rejection:
- Insufficiently supported interest. "I might buy a house" is not an interest. A signed contract is.
- Errors in the legalisation of the power of attorney. A missing apostille or an incomplete sworn translation makes the document worthless.
- Incorrectly filled in form. The EX-15 looks simple, but one wrong box means rejection.
- Expired documents. A passport that expires during the procedure is not accepted.
NIE, TIE, NIF and green certificate: the difference
These terms are often confused.
NIE is your identification number as a foreigner. A paper, not a card.
NIF is the tax number. For foreigners your NIE is also your NIF. Spaniards have a DNI that serves as their NIF.
Green certificate (Certificado de Registro de Ciudadano de la Union) is for EU citizens staying longer than three months in Spain. A green sheet or card confirming your registration as an EU resident. It is different from a NIE, although your NIE number is on it.
TIE (Tarjeta de Identidad de Extranjero) is the physical residence card with a photo, for non-EU citizens with a residence permit.
As an EU citizen your NIE is usually enough, and later possibly the green certificate.
Does a NIE expire?
The number itself is for life and never expires. The document it is on may have a validity date, and some institutions ask for a recent copy. If so, you do not need a new number, only a new certificate.
Lost your paper? You can request a duplicate. Your number stays the same.
The legal side of buying a property
Besides the NIE, buying a property involves more legal work. It is wise to know who does what.
The abogado (lawyer) checks whether the property is free of debt, whether there are no seizures on it, whether the permits are in order and whether the seller is actually the owner. They draw up or check the contract. This is not a luxury: in Spain the buyer takes over outstanding debts on a property.
The gestoria handles the administrative paperwork: tax returns, registrations, forms.
The notary is legally required at the transfer. They draw up the deed and verify the identity of both parties. Important to know: the notary in Spain is neutral and does not check whether the deal is good for you. For that you need your own lawyer.

Can I do it myself?+

Is a NIE the same as a residence permit?+
No. A NIE is only an identification number. It does not give you the right to live or work in Spain.
How long is my NIE valid?+
The number is for life. The document may have a validity date, but the number never changes.
Do I need a NIE just to open a bank account?+
Almost always. Nearly all Spanish banks require it.
What if my application is rejected?+
You can appeal within one month. More often it is more practical to correct the file and resubmit. We check beforehand precisely to avoid this.
